An alternative to selling
A joint venture can allow you to participate in the development outcome of your land rather than exiting at the raw site value.

Landowners & joint ventures
If you own land with development potential, a joint venture can let you participate in the development outcome rather than exiting at raw site value.
Overview
Many landowners sell because developing seems out of reach — the consultants, the planning process, the finance and the construction risk. A joint venture is a way to access that capability without taking it on alone.
In a typical arrangement, you contribute the land and Sancorp contributes development management, project structuring and delivery. The contributions, decision rights, timing and distributions are documented before anything begins, with independent legal advice on both sides.
We will also tell you when it does not work. If the planning controls, site constraints or market conditions do not support a viable development, that is a conversation we would rather have in week one than year two.
Benefits
A joint venture can allow you to participate in the development outcome of your land rather than exiting at the raw site value.
We bring the acquisition, planning, delivery and realisation capability so you are not managing consultants yourself.
Contributions, decision rights, timing and distributions are documented, with independent legal advice on both sides.
If the site does not support a viable development, we will tell you plainly rather than tie your land up.
The process
Six stages, each with a clear decision point. You are never locked in before the numbers are on the table.
A no-obligation conversation about your land, your timing and what you want to achieve.
We review planning controls, constraints and the realistic development envelope.
We model yield, costs, program and sensitivities, and share the assumptions used.
If it stacks up, we propose joint venture terms for you and your adviser to consider.
We manage the planning pathway, builder procurement and construction.
Completed stock is marketed and settled, and the venture is closed out per the agreement.
In their words
“The feasibility work was presented honestly, including the parts that did not suit them. That is why we kept talking.”
“Documentation arrived complete and questions were answered the same day. It made the approval process far less painful.”
“Reporting was regular and specific — program, spend and the issues being managed. No surprises at the end.”
Free strategy session
A no-obligation conversation about what your site could support, what the process would involve and whether a joint venture makes sense.
Helpful details: the address or locality, approximate land size, current zoning if you know it, and your preferred timing.
