We work with qualifying investors on identified development projects — each with its own documentation, structure, target outcomes and disclosed risks.

Overview

How investor participation works at Sancorp.

We do not operate a blind pool. Opportunities relate to a specific, identified project — a known site, a known planning pathway, a known program and a known budget. Documentation for that project sets out the structure, the assumptions used, the target outcomes and the risks.

Participation is generally limited to investors who qualify as wholesale or sophisticated investors under the Corporations Act 2001 (Cth). We confirm eligibility before providing project documentation.

We expect participants to obtain their own legal, financial and taxation advice. Our documentation is prepared on that basis, and we would rather you took the time than rushed a decision.

Each opportunity relates to an identified project with its own documentation, rather than a blind pool.

Documented structure

Contributions, security position, fees and distribution waterfall are set out in the project documentation.

Scheduled reporting

Participants receive written project updates covering program, spend and the risks being managed.

Aligned management

We remain accountable for delivery through to realisation, not only through the acquisition stage.

Investment structure

Structure varies by project — and is always documented.

There is no single template. The right structure depends on the project, the capital stack and the participants.

Special purpose vehicle

A dedicated entity established for a single project, so its assets, liabilities and reporting are ring-fenced from other activity.

Unit trust participation

Participants hold units in a project trust. Rights, distributions and exit mechanics are set out in the trust deed.

Documented loan arrangement

In some projects, participation takes the form of a documented loan with a defined security position and priority.

The structure, security position, fee arrangements and distribution priority for a given project are described in that project's documentation. Where a target or projected return is stated, it is an estimate based on disclosed assumptions and is not a guarantee.

    You receive the project documentation, including structure, assumptions, target outcomes and risks.

    Independent advice

    You obtain your own legal, financial and taxation advice before making any decision.

  5. 05

    Participation

    If you proceed, participation is documented and funds are dealt with under the project documents.

  6. 06

    Reporting

    You receive scheduled updates through delivery, and a close-out at realisation.
